After a thorough inspection of the property, the engineer performs a detailed recording of the existing conditions and, with all the necessary documents in hand, proceeds with the declaration of compliance. The client will receive a certificate of completion of the regularization process under Law 4495/2017, along with the accompanying plans. If the penalty amount is paid in full at once, a 20% discount is applied to the total. Alternatively, there is the option to pay in 100 interest-free installments.

| OUR PROCESS ► Document Retrieval: Locate the plans and studies accompanying the Building Permit of the property at the Urban Planning Office. ► Inspection: Conduct a detailed on-site inspection by a specialized engineer who will precisely map the spaces and measure their dimensions. ► Legislative Utilization: Use applicable legislation and property details (such as evidence of the age of unauthorized constructions) to determine the minimum possible fine. ► Client Consultation: Provide detailed information to the client about unauthorized constructions, required studies, the amount of the fine, and payment options. ► Design Updates: Create updated Floor Plans, Sections, and Coverage Diagrams, highlighting the unauthorized parts and documenting the new surface area after regularization. This will also include the necessary corrections to the owner’s E9 form. ► Electronic Submission: Submit all required studies and documents to the Ministry of Environment and Energy (YPEN) system electronically. ► Documentation Delivery: Provide the client with a complete regularization file in both printed and electronic formats. |
